If you live around Houston this might be of interest. If you've invested any money in property with the idea that the Grand Parkway would drive property values up, you might have to wait a little longer.

Completely shooting from the hip here.
Houston/Harris county is getting some updated flood regulations known as Atlas 14. Which is going to make building anything in the area more difficult. I was in a meeting this morning, where builders are essentially not able to grand father in old regulations even though they had plats filed before Atlas 14.
Extrapolating that out. I would bet that these new sections of 99 will need to be designed to the new flood regs, especially the ones on the SW side of town when there is more flood. And that a lot will need to be redone.

i was in the process of buying a house and land in Liverpool.
I was on HAR and saw where it said "land for sale near you" and the top link said Future Grand parkway frontage... I did some digging and found out that my awesome find was going to be 1/4 mile from where the Grand parkway and hwy35 meet up.
The 1/4 mile between me and the freeway was being rezoned for a trailer park.
