    Take your Appraisal District to Binding Arbitration

    There have been several threads this year about overly aggressive property tax appraisals. I was no exception here in Bexar county; here is my PSA:

    2018 Value: $425,000
    2019 Proposed: $502,830

    I went to the formal hearing here in San Antonio, and was able to get the number down to $480,000. I still was not satisfied and filed binding arbitration paperwork in person last Wednesday. On Friday I got a call from an appraiser with the district. We spoke yesterday, and they have offered $453,500 if I will not go forward with the arbitration, and I get my $450 fee returned. Of course, me being me, I countered with an even lower number and they are going to get back to me.

    My point here is that just by filing for binding arbitration, I have gotten BCAD to back off almost $50,000 on their proposed value. This is over $2,000 in annual tax savings for me. They are overwhelmed this year and looking to deal.

    Good for you. I've fought that battle before over the phone and won the first time. I'd done my homework on the surrounding are and comparable homes so when i told them they had not even raised the appraisal on the property behind me in 10 years and they want to hammer me, it was wrong IMO. He agreed and backed down. They didn't give in the second time. I'll have to remember the binding arbitration thing.

      Sounds like you have them on the run! Good on you. Stay after them.

      Just curious; if you were to put it on the market to sell, what would you ask for it?

            The real problem is that they just recently started appraising them for tax purposes for what they are actually worth.

              They are very good at the long term game.

              They don't raise the tax rate for a few years while bragging they haven't raised the tax. But they raise the values. Then they quietly raise the tax rate while bragging they are keeping a lid on appraised values.

              Just like we need term limits we also need set tax rates. There is never an excuse to raise the tax rate.

                I am in Bexar also and got them to lower mine $30,000 which is $20,000 below the 2018 appraised valve...

                They got too aggressive the last couple of years and now its coming back to bit them. However, very few in my hood fought them and some are overvalued by 150k.

                  Taxes are an easy target, but in Texas our overall tax burden is LOW compared to most states.

                      Not doubting you but would like to see more facts on this. I know my property taxes blow my buddies out of the water in other states. Texans always brag on no state income but we get destroyed on property tax.

                              Compare our tax situation to Florida. No income tax and very low property tax. Sales tax is about the same as ours if I remember right.
