    Having stayed @ multiple places like the one you're fixing to build I will say this.
    There will never be enough of them in the Stephenville area.There's always an event going on in the area and people I know are always looking for places such as this.Good luck!!

      We built one in Calliham near the entrance to Choke Canyon State Park. Like said above, study the market and demand. I think it's a good idea to have something unique to set yourself apart from the competition. Instead of making more spots, we made less but much bigger spots than competition. They are big enough to park RV, boat and a couple vehicles. We also put base material over the entire park. When it rains, the competitors are a muddy mess and the customers start moving into ours. Each spot has their own meter and they pay for actual electricity usage. We learned that if you cover the cost or charge a flat rate, people will leave everything on and AC cranked 24/7 even if they aren't there for a week and drive your electric bill very high.         Will it be a parking lot where it is just a place to stay or will it be nice with bushes and trees where you have privacy from your neighbor? To me that makes a huge difference in price.

            lots (some) people have more tied up in there (restored )Classic RV Airstreams etc. than people with 2010 and newer models... so would that be fair ...I Do AGREE WITH KEEP OUT RiF RAFF though...Rif Raf is not defined by age Yo CAMPER...or limit of yo Credit Card

            And if talking COLLEGE kid better have some Drug and Drunk policy so you can weed them out...

              I was just in Stephenville from May of last year until March building a pipeline. V.W. Stephens just built an rv park behind the Purple Goat that he finished in December. PM me if you want his contact info. He's a great guy and I'm sure could give you lots of info for the area. I was paying a monthly rate, but it was all bills included. He also had pretty good wifi. I was initially staying at The Getaway RV park, but the wifi was terrible so I moved.

                  Usually people making Meth already are not rule followers. Not sure they would be swayed by a no chemical clause but it can't hurt.

                    Just gives the authority to kick them out on a contractual basis if you see gas cans or 5gal buckets or milk jugs stacking up. Not so much trying to control the rule breakers themselves but the activity that leads to the rule breaking. Think of it as a preventative measure

                      If you’re going to build 14 you might as well build 40 if you have the land. You’re fix costs are going to be the same on 14 spots as they are on 40. 14 spots is hard to make pencil a lot of times. If you have any other questions send me a message. I specialize in selling RV Parks and campgrounds so Ive seen alot of what to do and not do.

                        What is the deal with these? I see them going up everywhere...
                        2 in Santa Fe, no trees, just a spot to park an RV, maybe a pool or so..

                        Some are going up with nothing around them, like a river, an attraction, NOTHING...

                        Maybe I need to get some land and put one in, feel like I am missing the boat

                          I built one with 21 spaces. We have city water and sewer so that helped a lot with the build. All of our spaces have 50 amp/240 volt outlets and if they have a 30 amp trailer they use an adapter. Ours rent for $350/month all bills paid including wifi. Sometimes we are full and sometimes almost empty, it really depends on the oil field around here. Right now we have 3 of the 21 spaces rented on a monthly basis. We would be full if I didn't keep the problem ones run off. I have kicked out several in the last 2 months.

                            There are different softwares with different pricing and different functions (like online booking.)

                            For meters and pedestals, check out Utility Supply Group. They are very helpful.

                            WiFi... one particular example, Comcast wants $515/month plus tax for a 1000x35 coax line, and $12k to bring it a few hundred feet to the property line. AT&T wants $1800/month plus tax for a 1000x1000 fiber line. The Wi-Fi equipment and infrastructure cost is well over $100k for 200 spaces.

                              Just starting with 14 to see how we like it. We already have an existing well and the engineer said 14 is the max on a private well. If you go over that you have to drill a public water system which gets pricey, we may eventually do that but wanted to run it for a while to see if we liked it.

                                Any idea of why the well can only support 14? Is it that the well doesn't produce enough GPM, or is there a state regulation that prevents it. If it is a GPM issue, that can easily be resolved with a storage tank with a float valve in it. Most of the water is used during peak hours so the well can catch up at night. We have a similar set up at our ranch. The well wont produce the gpm we may need so we have a storage tank and a pressure tank to make sure we dont run out when big groups are there.
