    What to invest in?

I have sold my rent house and need to reinvest the money. We did well with the rent house but I didn’t enjoy dealing with renters very much. Any suggestions out side the norm? I would really like to invest in land but I’m not sure I can get the returns I want.

When I went through a real estate phase I bought shares of a REIT. It was a way to invest in real estate without the hassle and with liquidity. The one I was in invested primarily in apartment complexes in the South. I don't like having to do much work on investments. I like the set it and forget it approach. What is your risk tolerance and do you want to be hands on?

I’m not a huge fan of risk. It stresses me out.

All the $400 ARs you care to buy so they can be sold for 4k during the next scare.

Does anyone buy timberland as an investment? I've been looking into it recently, and I'd like to hear from others that do it.

I would suggest talking to a financial advisor or do some reading. I read a bunch and have a pretty boring mutual fund portfolio but it works for me. I talked to a few people who manage funds and I realized I was crazy thinking I could realistically find oversized returns.

Might as well just sell drugs year round if you are gonna go that route....

Such a loaded question. It all depends on many different factors.

Is this play money? Are you contributing to a retirement plan on a regular basis? Do you have an emergency fund? If you invest in land or real estate will you need the money on short notice because real estate is not liquid.

I have done financial planning for over 40 years. Shooting from the hip is not a good idea. Meet with someone who can look at your overall situation and give you practical advice - good luck to you

Land. If you can afford it, land is the only thing that there will never be any more of. If you can sit on it for awhile, you'll make your money back ten fold.

You are not kidding, I swing trade a bit and got caught with too much invested. But safe investments and they will recover.
