    New modular home question

    Has any one ever sold are know how the process is to buying a new trailer house. This wont be a forever home, trying to decide between this are just trying to buy a home. We will be first time buyers if that makes a difference.

        They are depreciating assets. I would caution against putting one on land you don't own. If you have good credit, put that money toward a real house.

            I don’t know what your budget is or what the housing market is like in your area but I would highly encourage you to look into a conventional home purchase. Lots of potential financing options for first time homebuyers on an appreciable asset

              I bought a lot then bought a used double wide for about $18,000 lived in it for 10 years sold it for 10 and built a house on the lot. Don't think I came out bad buying used. Although I did all the upkeep myself.

                I agree that a stick built home provides more value and equity in the real estate.
                But the prices are far apart. A few weeks ago I stopped into Tilson homes in Boerne. Wife was crazy for the Frio model. Yup...all said in done 325-350k range. Out of their minds.
                Credit is zero problem. It is not wanting to leave debt.
                Now the wife and I, in retirement mode do not want to invest/spend the kind of money a stick built home demands. If I was starting a family...yeah stick built all the way.
                She has been looking at Clayton Homes online and we have been wowed.
                I already own the land.
                So I am following this thread.

                  If it fits your current needs, I don't see a problem with them. The houses' these days are nothing like the old trailers that had partical board floors and no insulation. It's better money spent than renting.

                    I just did this, bought some land and wasn't sure what home we wanted to build right away so we decided to buy a double wide to live in for now.

                    We bought from Hench's in Sherman, TX. Don Burrough is the salesman we used and he was top notch!

                    I'm sure if you had questions he would be happy to answer them for you.

                      Thanks for all the info fellas, this wont be a forever home so that's what we are trying to decide if it's worth buying a trailer first. We would have to do a package deal with the dealer because we dont have land to put it on. That's where we are debating cause it seems to be a hassle later down the road

                        Even more reason to avoid manufactured. You will never get your money back out. In other words, a mobile home makes more sense BECAUSE it will be your forever home or will be such a bad investment when you try to get out of it thus setting you further behind your dream home. If you don't own the land, it can be sold and/or they can raise the rents as much as they want. Realize these homes are not very "mobile". it's one thing to move it from the dealer's lot, a whole other ordeal to move it after it has sat for years and may fall apart.

                        if you do buy one, buy used at the bottom of the line at least to minimize your losses when you sell.

                            How about modular homes?

                            They are built in a factory like mobile homes but it is my understanding that they are built to the same specs as a home built on site.

                              Look at Solitiar modular Homes
                              I think they are best out there. They don't advertise
                              and have their own sales lots. We have a 28 by 56
                              and just went through a f3 storm it didn't move
                              just has roof damage from trees falling on foof
                              They have 6 inch out side walls and ac in the celling .
                              Once you see them and how they are made . you will see the difference
                              We don't keep our house real cold around 78 all year. Our bill is around $170 a month. We paid around $74000 about 5 years ago try to find a 1500 sq ft house for anything close to that
