    Barndo build questions

    I’ve ran through a lot of the threads and prices seem to really vary. Is it possible at all to do it for around 80 a sq ft? I’m thinking the slab will be around 3000 sq ft, 2,100 living area, 600ish shop, the rest in porch. Wanting to do the general contracting myself.

    Mine was $77.95 per foot of interior space, just counting the floor level. The price includes 600 sf of carport. My slab was 1800 sf.
    I also have 400 sf of loft that is liveable, so if you add that into it, it drops to $58.46/sf.
    The price does not include septic, water, and any dirt work.
    Building one with 14' eave heights, or 16', gives you a lot of livable space upstairs.

          I came in well under that, but was the GC and did some work myself

          With strictly hiring a GC to build it, I think you could get pretty darn close to that.

            Without well and septic ours was right at 130k. 1600 sq ft living, 1600 sq ft shop, 500 sq ft garage, 500 sq ft attic, 20x40 awning on front, 30x40 awning on back with a 10x20 well house under it.

            I did all the work with exception of concrete and steel erection.

              It all really depends on a few things. Selections being the biggest one of them. Cabinets, countertops, flooring, appliances and bathrooms are you biggest flexible cost. Are you okay with the concrete floors? If so you just saved a good chunk of money. Appliance package should run you in the 5k to 8k depending on your needs.

              Second many barndo builders are building on sub par foundations. So when selecting make sure you have a well designed and installed foundation. Things to look for are perimeter and cross beams. Make sure also they are not coming in with a skid steer and scraping the grass off, throwing in rebar and dumping concrete. I know of two current law suits involving two different barndo builders involving major slab issues. Foundation price will vary depending on soil and area of state. If you have a price of $5 a square foot. Run and run fast. Next is the height and size of metal building you want.

              What type of interior finish are you looking for? Vaulted ceilings? Tongue and groove? Expose beams? Those are all extras in my book. Sheetrock is your cheapest out.

              The big drivers are kitchens and bathrooms. Those cost are confined to a small area but have to be feathered throughout the project.

              I build a few a year most being more office space related. Building my own house now with some nicer finish out and we will be around $98 per foot. I'm also at roughly $25 per foot for the dirt work, slab and builing material and erection at my cost.

                I read all of your thread last night, you did a killer job! By being your own gc about how much do you save?

                  On average I would say 15%.
