    Question on lease $ per acer

    My neighbor has a family place in the out skirts of Evant west of Evant on 84
    He was asking me what is fair market $ it’s 167 acres

      There are 2 now and they have been there 20> years his dad set the $ 20 years ago they are paying $1,800 total now so he owns it now and wants to do some up dates and The price is at least 1/2 what it should be they have some GOOD deer there

        It all depends on what he wants. If he wants max dollars and doesn't care how much the land is hunted he could probably find a group of 3 (like Dad with 2 older sons) and get 3-4k. If he wants a single hunter that doesn't shoot the place up or a single bow hunter I doubt he gets much more than $1,500-2,000

        Also depends of how much game, year round?, wooded/clear, lodging etc.

                    I agree it is a nice place has a cave and a spring on it got to go dove hunting couple years ago lots of arrow heads and such!!

                        Are the current h7nters good guys? Often it’s better to take less coin and have good hunters than more money and problems.

                        Stable hunters that respect a place should be a consideration over a quick cash grab. Maybe work a deal with a gradual increase over a longer time period.

                            Yes, they know they have a great deal now. I doubt they will be surprised that the price will go up. you could easily charge 1800 each for 2 hunters in good deer country for a place like that. Maybe do half of the increase for the upcoming year and the rest the next year if they are good guys. I bet they expect an increase and would appreciate that
