    Hunting club/deer lease questions

    We have had this property 2 years now 3k acres. First year we had it didnt have time to do alot to it before season but put up 8-10 "club stands" in areas we had hand corn fed, and got some mineral sites going. ended up shooting 2 bucks and a couple doe the first season. It was really slow but it was a bumper acorn crop. Going into season 2 we had done alot of work and hung 12 "club feeders" that were feeding buck ration 16% protein all year. We have to hang feeders because of bear. Planted lots of small plots where we could, had mineral sites probably 10 of them. We had a phenomenal season, not sure we will ever top it. 135", 138", 147", 153", 158", 172" and 2 old cull bucks. 7 doe and probably 15 pigs.

    The club spots have all been donated stands and feeders from all members. Everyone has donated atleast 2 items feeder or stand.

    One of the requirements this season along with annual dues is providing 1 stand for the club. This will put us to around 20 club stands. We mark them on a map and indicate witch wind direction is best for the spot. You are not required to hunt a club stand and have access to hunt anywhere you want. Have never had a issue with hunting to close together the 3k acres we have hunts huge and even if all 11 people are there at one time there is ample space.

    We are thinking about adding 2 spots to help offset some cost. With all this being said and being up front with any new person that the first year is X amount of dollars and then your 2nd year drops down to what everyone else pays. Also your dues pay for all minerals, protein, maintenance on 12 feeders, water and electricity in camp. We have a 2 mandatory work weekends or you can buy out of those weekends for 200$ per weekend.

    Does anyone else run a lease/club in this same manner?

      If you're looking for another member, I'm moving to North Dallas this year and will be looking for a place. I'm not opposed to anything you stated in your original post. I manage my family's place in Uvalde county and hunt there, but it would be nice to have a place closer to the house in North DFW.

        We charge a one time initiation fee for new members. The new members get the benefit for all the work we have already done, so they pay an imitation fee to help cover costs

            we charge a first year member a "buy in" fee - helps pay for all the improvements we already paid for - money can only be used for lease/camp improvements like cameras. etc.

              Sounds great. If I ever started a new lease, I would try some of those ideas.

                  It sounds like my last club that I was on in East Texas, I didn't have an issue with it. If we couldn't make the work weekend then they would assign you a project or you could pay a sum.

                    Arrowslinger sounds like ya done good...I was on a lease 15y ago out of Nac for about 15y..That had similar set up..Work weekends were some of the of the most Fun times..Probably cause most members were there..and we always had a Couple Cooks did there part with donated fish and sausage.etc.To feed the Members ...

                    And no shows were charged 100 a day for no show..We did have make up work for them if they preferred...

                    most of it burned during drought..I got sick and had to leave...Best Lease I was ever on..
