Matagorda Island used to be owned by the Winn Family from Dallas. They leased the East end of the Island to the Air Force and used the rest for there cattle operation (Starr Ranch). and as an Island retreat for family and friends. There was a main house, foreman house, bunkhouse, Pvt. runway. and a hanger for there airplane and other toy's.
I was lucky to be a quest on the Island for 5 days back in the 70's. I think the State took over the Island some time in the 80's after a long battle. Now if you have a boat you can go camping and fishing there when ever you like.

Oh they exist. The place we mule deer hunt on in west texas is this kind of setup. Our owner owns 84 acres and it allows us to hunt a whole 36,000 acres. I just don't believe this particular one. $5000 for 1/8 of an acre is $40,000 an acre and land in that county is NOWHERE near that price. Heck unless a primo spot on the water its not even $5000 an acre

I would love find a place like this? I dont guess you would know of any for sale would you?
