Knowledge on deed transfer

What would be the cheapest and easiest method to go about transferring over a title deed? I have a small lot that I'm in the process of selling and just wanted to know if the best way is to get an attorney to make the deed transfer for $150 or if there was an easier way? Also who usually pays closing costs? Thanks

Is the property part of a POA or HOA?
If so you might want to contact them. I just purchased some lake property that has a POA and they did the transfer for $25.
