How to get a lease in texas

Finding a lease is easy.
Finding a good lease is hard.
Finding a great lease is even harder!
I found lots of leases through classifieds, online, etc, etc... but I avoided most of those because you could tell by stories on here, etc how those kinds of leases would eventually work out. Most good to great leases are by word of mouth.
And BTW, it takes a while to determine that a good lease is in fact a great lease. Would be hard to really know for sure up front.
The best piece of advice I can give you is this... let everybody you work with, go to church with, etc know that you hunt. By that, I mean don't keep it a secret. Sure, be ready for anti people... but they are just roadbumps in the way of having the right person, at the right time, know that you are a hunter and can fill a spot or need for a hunter on their place or their lease.
Being a genuinely nice person also helps... nobody wants an jerk/idiot whatever on their lease unless they just really need to fill a spot/money.

Any and ALL of the above plus....make a point every day to Google and don't forget to visit Texas Parks and Wildlife as I "believe" they still have a lease section??
It's hard to sometimes find that "best" deal close or within your specs for travel. Several years ago we leased over 3K acres within 15 minutes of my small ranch in Granbury. It was a TOTAL bust. Found out the lease manager just pocketed the $$ and NEVER hunted it. The land owner was great but the setup was NOT what I was used to.
Needless to say, one year and we were done. I now drive 3 hours each way but have a great group and lot's of game. We pay a LOT less than the $3K budget you have but just saying...it takes persistence and so many more factors to find the right place.
