    Apartment rent by the bed.

My oldest is moving to San Marcos in August. The 20th tombe exact. Her first month rent is due August 1. Her second month rent is due September 1. The move in date of the 20 is per the apartment complex. She is not allowed to move in before then but must pay full month of August rent. I plan to call in the morning but can’t wrap my head around that logic. All deposits were waived due to a promotion. Am I missing something ?

Sounds like a car deal knock some money off somewhere and get it back in another spot. No deposit but no pro rated rent.
I've never seen this done, but I bet that's what's going on.

sounds like creative marketing...no deposit but pay up front. sounds like their way of getting the deposit and taking advantage of youth.

I worked at a student housing apartment in college. The way our leases were worded you had a total amount for the lease dates (aug 15-July 31) due in 12 equal installments. So the lease stated that you owed $6000.00 for aug 15-July 31 that you pay 500 of each month.

It was the norm for college apartments then. I’m sure it still is.

Also the reason it’s done that way is because of the nature of student housing, new move ins are always right before school starts. There is a mass move out and move in during one short period unlike traditional apartments. We called it turn. We needed those 2 weeks to make ready all the newly vacant apartments for the new move ins. Somewhere around 100-150 apartments each August.

Which complex? Be real careful in SM. I’m LEO there and would be real happy to talk to you before y’all do anything. Lots of 4 bedrooms that do it this way end up with one roommate doing enough dope to get the police involved. Dope found in a common area belongs to everyone. PM me if you I can help.

No you’re not missing anything, College Station is the same, I have 2 girls at A&M
Do the math, it’s still cheaper than a deposit that you won’t get back

Got one in College Station as well. I questioned it the first time as well. But he is right they usually throw in some incentive that offsets the difference in the pro-rated rent.
