Sulphur River Hunt Club-experiences?

A buddy just sent me a link for openings at SRHC. Anyone hunted with this group/on this property? Details look good, price is decent IMO for East Texas. Anyone have any insight?

I am not familiar with exactly where this place is, but I'm guessing I have done some hunting and fishing very close to it. Make sure you ask about how much of the place floods when the river is up and how much land stays dry. If you can find it on Google Maps, check it out, because when they did the image that is there now the river was up, but it gets higher than that at times.
