    Panhandle lease pricing

    What are you Texas panhandle boys paying per acre for your lease in and around the panhandle? What's included or excluded if anything?

    Need a whole lot more info on area and size of lease. The panhandle is a huge area and prices vary by regions.

      I agree with TTS. I hunt on family land so I have no idea but hope you get some responses cuz I'm curious as well.

      I suspect a major price factor will be whether the place has running water on it or very nearby. That tends to concentrate the deer up here, and, I would expect the price to be higher. Our place is at least 5 miles (prob. more like 7) from any streams, and I would estimate our numbers at 1 deer per every 60 acres. In our case, that includes some resident muley does and young bucks - they leave before they get much size.

      I could see situations where it would be fair to pay the same lease price for 5,000 acres of dry land as 500 acres (or less) on a stream. Assuming neither place is shot out, you'd likely still see more deer on the smaller place and much more likely to have turkey on there. We occasionally have turkeys on us but they come and go.

      Also, if you have an ag field (winter wheat) on or near the place and good cover, that can increase the numbers significantly even without water.

      Of course, if you have ag adjacent to running water, you probably have a land owner that wants you to shoot as many deer as you can since their competing with his cows.

          Well I'm looking to get 53k acres. 42k under one fence and the other 10k in smaller pastures. Whitetail, Muleys, Aoudad and quail.

            Typically, the larger the place, the lower per acre. But, the cost per hunter is usually higher. You may have a excellent opportunity with that much land, good luck and come back to TBH if you need some good lease members!

                Yes. I have to lease it all. So I'm trying to determine what the area is worth. I want to have it help pay for itself.

                  I would say $4.50 to 7.00 and acre.

                    That big to take all and do it right I don't think you could pay more than $4-5 an acre for year round. Really closer to the $4 number.

                    Of course you can load the hunters and get $10 like a lot up there are doing but there wont be much left pretty pronto.

                      While I'm fortunate enough that I don't have to lease, I'm afraid the "too many hunters" (of which I am a part of) is going to continue to increase. On my grandfather's ranch, used to be that nobody hunted deer (when I was a kid). There weren't enough to make it worth it.

                      Whitetail have moved in over the last 30 years and now my generation (me, my brother, my cousins close in age) started hunting them here (instead of the central Texas leases me and me brother grew up on).

                      And then we had children, some of whom also like to hunt. My kids aren't into hunting, in spite of my efforts, but I may have grandkids that want to. My brother's son and cousins' kids do like to hunt. More hunters, same area.

                      Basically, what I'm seeing on our place as well as some of my relatives and friends' places, is, even without lessees, the growing number of hunters will outpace deer supply unless the hunters manage the resource conservatively. And even then, I suspect our place will sell in the next 2 generations to unrelated buyers who are purchasing for recreational value and who won't be interested in leasing to other hunters.

                      I took a buck this year (first in almost 4 years and the next one will have to be huge if I ever shoot another one) but decided not to shoot any does. Partly because I'm seeing as many bucks as does, but, also, partly because I'm seeing the next generation coming, and, for a while, some of them will want to get their deer for the season, every season.

                          Should be under $5 per acre based on that size of place and I would say $3.50 would be a good fair price.
