Was it the 3,000 acre place that we are getting off from? Yep he tells everyone that he has deer like that. There were times we could not go to the lease because the roads were so bad after a rain. And if you did go you better have 4 wheel drive.

Yessir. The 3K ac place near Ozona. I asked about exotics and he said he'd consider trapping them elsewhere and bringing them in. Hahaha. He also said he has a rule about not shooting any deer with droptines. Said he wants to encourage that trait. I wondered how many droptine deer are walking around that he made that a rule. Hahaha. Also, no shooting trophies until after thanksgiving, no bowhunting trophies, no late spike/doe season, etc. When I asked about livestock he said he has sheep and cows and that the ranch already has pens in place to keep the sheep out. All I needed to do was put my feeder inside and hunt. I got the impression that he has a lot of turnover and gets a lot of new hunters who buy everything he's selling.

My group and I looked at this place first of 2017. Same song and dance. The group that was getting off still had cameras out. We took a look on them with a card reader. Was not impressed. And then the next red flag was that there were brand new $2K blinds and those capsule feeders everywhere and his reason was that the people couldn't afford it anymore? Nope, we kept looking and found a gem. My advice is don't rush into anything, especially with deer season not even being over yet. Most good stuff doesn't pop until after April.

You got the same song and dance we got. We knew some of it was BS but we thought we could take it and turn it into something good. We realized that was not going to happen. We did get him to concede to bowhunting trophies. He does micro manage too much. You are doing the right thing by walking away, just wish we had done the same. Now we are back to looking for a lease. Wish you the best in finding a lease. Hopefully we can find a place that suits our needs.
