    deal with lease manager and get him to do something?

    Here is the story....I've been on this lease for the last 6 years and he has 7 years. The old lease manager left after buying a house further east and Joe took over as the manager. He has a hard time dealing with the other hunters on the lease and here is the problem.

    Every year, he has to tell one of the guys that half the money is due, and everybody, but this guy, gets his money in on time. The other guy, who has MONEY, is usually a month or more late on the money. I tell him to give the guy a deadline, and if he does not have his money in on time, then his spot is sold. He says, yeah, good idea, but never follows through.

    This one guy that has money, has a 19-year old boy that has been hunting with him since they got on the lease, 7 years now. The boy is okay, but for the past two years, daddy doesn't come to the lease to hunt, as he has several big leases in South Texas, but the kid comes. Last year, daddy buys the kid a Mathews Dren as a graduation present, but then buys him a new 4x4 truck, a Rolex, and then a M-4 that is decked out. Earlier this year, the kid and a buddy are in camp, drunk and shooting the rifle after dark in camp. And I think he must own stock in a beer company, because this kid comes to the lease on Friday and drinks until he leaves on Sunday. Also, he has started bringing other people to the lease and they all get drunk and then go hunt. I've mentioned this to Joe, and he actually came down one evening and ran the other two people off.

    I've not been seeing any big bucks since gun season started and this kid hunts in the same general area as me. Last week, he and two other guys were down hunting and another guy on the lease caught them driving around. When confronted, the kids were just riding and looking. I mentioned it to Joe and he said that it was okay, it was after Thanksgiving and he guessed it was okay to bring others to the lease. I told him that these kids should not be riding around, and also, as I had learned, the kid hunted one place while he let his two buddies hunt other areas.

    Yesterday, another guy on the lease decided he was going to hunt the kid's blind, since he was off in Colorado skiing, as the kid had hunted his area earlier in the season. Mike got up to the blind and sent me a message, totally p***ed because he found over 40 pieces of brass for a .223 and about 50 pieces of brass from a 7.62 brass. He said there were also a bunch of beer cans scattered around the blind and it looks like this kid and his cousin, who just got on the lease last year, have been up in the area shooting and drinking. I haven't mentioned this incident to Joe yet, and I'm looking for anybody that has dealt with a manager that won't do anything. Of course, the kid is never down at the lease when I am, as I would probably call the game warden, DPS or the S.O. for him being drunk and having the beer, but thats just me.

    If the manager does nothing about it get off the lease. Hunting is supposed to be fun and relaxing and this does not sound like that at all

      that's a tough one, but if he is driving aroung in the pasture drinking he could get a DWI to go along with being underage........If the lease manager won't fix it, I am sure the landowner would like to know about the major liability that is on his place and will kick them off himself.

        X2 on the landowner wanting to know!! That kind of behavior could get everyone kicked off. Can you get a DWI on private Property? I dont think so but am not sure

          Bingo...I would even tell Joe that you are going to the landowner.

            ya try talking to the land owner and see what he does about if he doesnt do anything then find a new lease

              wait you can get a DWI for driving drunk at the ranch?

                About the DWI, we had that discussion at work the other day. I'm not up on the DWI laws like I use to be, but the other guys said you could get a DWI on a ranch.

                  I dont think so. Then you could get a speeding ticket or a seatbelt ticket. It is private property

                    DWI laws are different. You can't get a speeding or seatbelt in a parking lot, but you can get a DWI.

                    Also, don't really want to get off this lease as its only 95 miles from the house and I can do a day hunt and be back in time to sleep and go to work the next day.

                      Wish I had a place that close to home to hunt. Are Joe and this kid's dad good friends or something. If not kinda seems like everyone on the lease could do without him

                        DWI applies only in a "public place". However if he is under 21 and drives off the lease on public property with detectable alcohol (odor on his breath and/or person) regardless of blood alcohol content, he is subject to DUI-minor, a class C offense with license suspension. Tough call, but it would be interesting if the game warden showed while he was in possession of the alcohol. Now most peace officers are common sense blessed, but I believe you could articulate to lease manager and/or owner how his possession could get other lease members in hot water for furnishing. Actually, if the owner and manager know about the alcohol, TECHNICALLY they are committing the offense of furnishing alcohol to a minor because they are allowing access to the alcohol regardless if they purchased it. Be they didn't know that!

                        You're in a pickle and its a tough call. Basically though, the manager has to cowboy up. I hope this gave you some avenues to make your point if you have to go to the manager or owner.

                          If the lease manager is not taking care of his job and cannot handle it, and the other members agree, I would sit him down with the other members and discuss this and maybe appoint someone who is capable. I know on some leases this is not a option but it is a solution if it is.
