What would $60K/yr lease in S. TX?

Not my price range but I have a friend looking.

Wanting to keep it at about $60,000 per year for exclusive year round access.
He want's 2,000 minimum MLD acres in South Texas with lodging.

Any suggestions?

some years ago, I found about what you are looking for. the place was in central Kennedy county. 10 thousand acres. 7 different species of exotics. hogs, ducks, a lot of other stuff. not knowing then what I know now, in my mind the price of 19,000 was for the whole lease. not per gun. but it was year round and had blinds and good roads.
