    Need GreenScreen advice

    Long story short, wife and i found 3 acres here in Kerr county we really like. Problem is I really feel it is priced almost $20k more than it should be. Is it a straight insult to make an offer $20k under asking price?

    I have looked a lot at land here and the prices are all over the spectrum. I feel my offer would be very accurate and generous for this size lot.

    IMO - It doesn't really matter if it's an insult. It's a business transaction. Offer whatever you feel good about. If the offer is accepted, great. If not, oh well...

                You never know what they'll say. I embarrassed the hell out of my wife by "insulting" a salesman when buying a 4 wheeler. Walked out paying 60% of their asking price. You just never know.

                  We meet with our realtor later this week and we will talk to her about it more. So i am not sure of the realtors opinion yet but she is vary familiar with that area so i will trust what she says.

                    She should be able to give you comps of comparable pieces of land.

                      Heard a real estate investor once say...if you aren't embarrassed of your offer than it was too high.

                          I offered about half of what the seller was asking and ended up at around 60-65%


                          Seller did not respond for 2 days and I figured I had hurt their feelings bad and that I would not hear a reply

                              Was your offer cash? Wish we had just a little more cash saved up to make the first offer an all cash offer. Such is life. We would still be bringing well over 50% of our offer in cash.
