    Do I need a property deed if I survey off 3 acres for a home site off of a larger property that I own free and clear?

    I would not think so. Is the 3 acres for the homestead exemption?

    I have 28.5 acres. When I purchased it was raw land. I eventually put a mobile home on my place. The county CAD just moved 1 acres it set on to my homestead exemption. No deed required.

      It will be for my homestead but my concern was that I would need a deed for the 3 acres when I apply for my construction loan

        How much is 3 acres worth?

        I would not want a lender to put a lien on my entire property for a construction loan.

        Most lenders will require a survey also.

          I believe with the survey breaking out the 3 acres, you will be OK. You are already the deeded owner of the property.

            I'm not sure what the 3 acres will appraise for down here in my area but they do front hwy 83 and you're right about not wanting to place a Lien on the entire property.

              My understanding is that the lender will require a title policy, and the title company will require a survey to issue a title policy. I think the answer to your question is yes, you would need a survey. You may consider discussing what your are trying to accomplish with your lender, and the title company to be sure the survey you order and pay for will be acceptable to them.
