    I'd bite the bullet and either get a zero turn or a compact size tractor with a belly mower (like a B series Kubota or similar).

    ATV pull behinds are fine if it's a lot of straight path cutting with little obstacles to go around. I couldn't imagine trying to mow up around a house with trees with a pull behind.

    Just my opinion, but you probably are better off buying something that is made for your primarily application, which would be mowing 3 acres; especially if you don't already own an ATV.

    I'd also say that paying someone a couple hundred per month to mow it wouldn't be the worst deal if you aren't planning on building for a while. Your time is worth money too.

      I'd consider astroturf, that way your neighbors goats will stay out of your yard.

        Get a goat even tho the HOA won't allow it. When they say ya gotta get rid of it, eat it...then get another one. When ya get tired of eating your lawnmowers, tellem it ain't a goat, tellem it's a kid.

              Just tell the HOA your goat/sheep identify as lawnmowers. Therefore considering them as livestock is oppressive and discriminatory.

                My neighbor went the swisher and 4 wheeler route for a couple years mowing 2 acres around his house. He now has a zero turn.

                      Half dozen or so Prairie Dogs turned loose and there won't be a blade a grass out there this time next year. Maybe a few potholes but no grass. No fence needed.
