    Lets talk property taxes

    My wife and I moved into our new home December 30th of 2016. We dragged our feet a little sending off our Homestead exemption until the beginning of April. We just received our Appraised Value and it has gone from 216,300 to 263,270 and shows that we do not have an exemption. The form came along with a protest for and a Homestead exemption form. It states that even though the deadline was April 30, we have until February 2019 to file a late application for residential homestead exemption. Does anyone know if i file this tomorrow and literally hand it to them, and then file a dispute claiming i have a homestead exemption and their increase is in excess of 10%, will my appraised value decrease? Or am i stuck paying this rate for an entire year and then they will cut me a check next year when the exemption is effect?

    I think you are stuck...I'm paying taxes on unimproved land right now and can only imagine what I'm going to say next year when I get my tax bill for improved property. I'm pretty sure that protest form will come in handy.

      Contact Conner's and Associates in Houston. That's all they do and charge by the amount of tax reduction. We used the every year until with turned 65, taxes are frozen at that point. they saved us a lot of money.

        What did you buy your home for? If it was less than $263k then just send them a copy of the executed contract and they will adjust your appraisal to the real fair market value. And make aure ypur himestead exemption is filed...call and bug them.

              If you sent your homestead form I don't see what it wouldn't apply for 2017.

              I'll be fighting my taxes in league City also

                I sent it in and it says i dont have one. I'll be making a phone call first thing in the morning. Where abouts are you? We are in the first section of Brittany lakes next to Mag creek

                  ON a sale they can increase the taxable value to the current value. It is not limited by the 10% when you own the house. They should adjust to the purchase price. Call them and ask them what they need.

                  It says you filed the homestead exemption in the beginning of April and that was before the deadline at the end of April... I would file that ASAP. Even Hand carry it down.

                      Take a copy of your closing disclosure... That will prove what you paid.

                        The same thing happened to me. Check the website and see if you have an HS exemption listed for 2017. The values may not be right on the site but it will tell you if your exemption has been applied. I got a letter that didn't have it on there but the AD confirmed receipt and it was listed online.

                          Great minds think alike man. This was literally the first thing i didnt. Unfortunately they are only showing taxes for 2016 at the time

                            Same happened to me once. Just went up there and explained what happened and they back dated the homestead exemption. They also explained to me
                            after homestead exemption is applied the value can go up what ever they feel is right. Homestead just means the taxes you pay can not increase by more then 10% of what was paid the previous year.

                              Awesome to hear this. I am aware of the 10% rule, which should drop me down to a little less than i purchased the home for
