we have a small property I yoakum county about 70 acres no electric or cabin corn feed year around has water trough plant food plots about a 1.5 miles north of plains TX thinking about leasing it out for the season what would be a fair price ? only mule deer on the place not a lot of real big deer seen some 170''

Being a 9 day season up there I'd say $2-3k. Value is what someone is willing to pay though. That land has the potential for some giants, but 70 acres is just a fraction of a mature muledeer's home range. You might have a booner on your land one day, and he could literally be 4 miles away the next day. I hunt just south of that in Gaines county on a section of land. Each year it's just a crap shoot as to how many (or any) deer we see. I've done everything I can think of to keep them on our land. But mulies don't adhere to much of a pattern. Two years ago we kiled a buck that was pushing 170", and saw dozens of other deer. Last year I saw one forkhorn in 6 days of hunting. 70 acres? Not much. You can shoot clear across it. One hunter makes one wrong move and they are blown out. I have grown up hunting and helping on a big place in Gaines county. Even with 10,000+ acres of literally the best land in that county its tough. Try to lease the land around you. Then sublease. You may get someone to bite at 70 acres but not long term unless it's an incredible place.
