Some good answers here. Some not so much. I'm a builder here in the Lake Fork area. The fact that the land will be paid for is a plus. Lenders will be putting a lien on the land and it's "improvements" The more value in the "paid off" land, the less down payment (if any) you'll have to come up with on the mortgage loan and your interim loan. Your interim load. As for price per square foot, it depends as others have said. Every decision you make affects the price. Do you want a $3k or $30k appliance package? Also it depends how you're getting quoted per square foot. Some quote a price per heated and cooled sqft and others quote under roof sqft. Here's a link to one I built and have for sale on Lake Fork. Yea the the septic permit is something to secure early in the process. The beauty of rolling the land is it sometimes adds enough value to the note that you don't have to buy "title" insurance in Texas on your loan. I promise you good builders are busy in Kerville/Fredricksburg right now and you should hope for a slow down or take this time to invest in finding a good builder you can trust for when your ready to build. They charge a lot over there. Are you going to do any of the work your self?

If you want to do any work,you may need to look into subcontracting it yourself with a service like Owner Builder Network or similar. Lots of builders will not allow you to do work. You will slow the building down and they don't make money. Don't forget holding costs which add up fast. I remodeled my own home and learned the hard way. I paid $1000/month on a house I wasn't living in while remodeling (fully gutted). $18k in holding costs later, I realized how much labor I could have just paid for and been done way earlier.
