        I would run, not walk, away.

        Most insurance covers sudden and accidental damages.

        There are exclusions for damages that happen over time, like rust, deterioration, rot, etc.

        Without evidence of some type of sudden and accidental damage to the roof, I wouldn't be writing a check for those damages....

          What about this.... I went back out and looked at it again. It has a ladder on the rear of the trailer for climbing on the roof. It is bent like he backed into something pretty hard and bent the ladder. Where the ladder attaches to the roof looks to me like where it's leaking because it knocked it loose when he hit whatever he hit. He says he never knew he backed into anything but the ladder is obviously bent.

            If that was the cause of loss, it may be covered. However, you need to see what the word from the insurance company is. If it is because lack of routine maintenance, there will possibly be no coverage for the loss. Know what you are buying. Be careful of hidden damage.

              I like that a lot better.....maybe a tree limb fell and hit it?

                The insurance adjuster is supposed to come look this week. I got up there again today and snapped a couple of pictures. The ladder is bent and was obviously knocked loose from the roof by something. The screws the held it to the roof were knocked completely loose.

                  Well the Insurance Adjuster finally showed up yesterday to look at the camper. He was very strange. He was walking around taking pictures of the outside of the camper for some reason. I asked him if he wanted me to unlock it so he could look inside and he said he didn't need to. He didn't even bring a ladder to look at the roof. I showed him the pictures I posted above of where the ladder attached and he took a picture of my phone with his camera. Said he would write up an estimate and let us know. How can he write an estimate if he has no idea the extent of the damage?
