    price for architect plans

    I have a cabin and thinking about adding on to it. At this time it is 40x30 enclosed. 10 foot a garage, 10 foot is 2 bedrooms and bath, 20 foot is (great room ) din and kitchen. Wantiing to add a 27 x 30 great room on to it with kitchen and bathroom. In the old great room it would turn into a room with a closet, a bathroom, and a large closet. It is built in the country. I want the addition to be nice. whats the cheapest set of plans that I can get. mainly drawing out the 20x30 space, and the 27x30 new space. Full set of plans.

    Any idea what a cost would be for a full set of plans, cheapest way.

    Some start at $1 square foot, if you can find someone that cheap. They go up from there.

        Depends on what all the have to include in their plans. no plumbing is involved you probably can get out for more than $1 sq ft. Goes up the more they have to include.

            explain what you mean by full set of plans. Do you want the electrical layout, plumbing, air conditioning, other mechanical? or do you simply want walls? and FYI you can probably have a CAD guy do the work unless you need in depth/detail assistance with design.

              Is this out in the county where you don't need permits/stamps and such?

              Should be able to throw a guy $500 and be done with it

              Of course that is if this is truly a CABIN and not some serious living space with radiant heating.

                    I drew our house plans a couple years ago but Im no architect. There are several people around that will draw them up. You are not required to use an architect nor have sealed plans by one. BTW, it is not cheaper to sketch it on paper and give to a house plan drafter they charge the same. A CAD person would need to still know what they are doing because it will save you heartache down the road.

                      Not having sealed plans is all dependent on the jurisdictions in your area. A lot will require engineer stamps on foundation, and framing.

                          The better, respected, & award winning architects are closer to$1.75 to $2/sqft of the structure. This is for a full set of plans with 100% of the design details. Engineering not included. This type of architect brings a history of experiences and knowledge to the table and is usually worth their weight (price). Think about it, this cost is minimal in the scheme of entire project and usually adds value that cannot be measured.

                          If all you need is a draftsman to provide you with working drawings based on a conceptual design you have already decided on, that can be achieved in the already discussed $1/sqft area.

                              In Harrison county we do what the heck we want outside city lines.
                              That's why I asked inside or outsude the city lines.

                              I'd say sketch what you want on paper,
                              Then download and play around with sketchpad a bit

                              You can even do 3D models with furniture and everything in the room in sketchpad

                              And if that is not sufficient for your builder give that to a draftsman,
                              Much cheaper to get blueprints from him then a full blown archy
