    Hunting Property Surrounded by Roads?

    Really thinking about going to look at a place In Comanche county to lease it's a small place(120 acres) and would be bow only. It's mostly mesquite with a good oaks around the creek and a 15 acre oat field. My concern is that it's got roads on 3 sides, hwy on one side and dirt rd on 2.

    Do any of the green screen guys have experience hunting a place with with roadways nearby and couple houses around?

    I've hunted several leases with highway frontage and I do not like it at all.
    As far as buying property, a lightly used gravel road along one or two sides would be okay but a busy paved road on any side would be a deal killer.

            Our subdivision, which is a little less than 200 acres total (and consists of 10 to 30 acre lots,) is bordered on the east side by a busy 4 lane highway, bordered on the south side by a large high fenced ranch, and bordered on the north side by another small subdivision. Deer movement through our subdivision is very limited and I believe it is affected by those barriers.

              Maybe see if they will let you run a few cams and catch the activity.

                The creek you mentioned hold good water year round? If so i'd say that could keep it in the hopeful category, like said above a few cams set out could tell all.

                  I dont think the roads would be a terrible deal. Probably not much traffic on the dirt roads.
                  If i wanted a lease and did not have one currently roads would not be a deal breaker. I believed eve that county has plenty of deer

                    I hunted a piece of public in Newton County that was similar to what you are describing. It was a sweet place to hunt. Took a lot of deer. So dont sell it short till you have looked at it.

                      With it being 4.5 hours away if I drive down to put out cams and let them marinade it could lease up before I could drive back in a week or 2.

                        The road noise will cover your noise as you walk in. We hunt on far smaller plot with roads a little ways off, never really bothered us or the deer.

                          my lease borders a neighborhood on the South,has a highway running right through the middle of it, and is bordered by a deep creek on the North. I have watched deer swim the creek like it wasn't even there and they cross the highway like it is not even there as well. The only negative I have found is that you WILL lose some of your deer to vehicles throughout the year. We lost 2 bucks during the season on the highway that we know of (1 spike and a 2yr old 8 point).

                            All the activity doesn't seem to make your deer nocturnal? What part of the state?

                              North Central Texas - I am sure the deer moved at night as well, but we did not have any problems with seeing deer during hunting hours. As a matter of fact I would drive to the lease and scout from my vehicle with binoculars on most mornings after dropping off my boys to school and don't think I EVER drove out there all season long and didn't see deer
