Any home builders here? New house warranty questions need help!

    I'll also add, a well built home would have the subfloor screwed down. And a quality subfloor material will also carry it's own warranty above and beyond the builder. It would be a manufacturer product warranty. Ask your builder what product he used and the installation technique used to install it.

      Will do thank you. I have a few guys coming by this week not associated with the builder who are going to give me some bids and input. Thanks for all the help guys, keep y'all posted.

        Completely sealing the floor and all the vapor barrier seems like a breeding ground for moisture in your floor. I don't care how well you think it is sealed, in that invironment on the Laguna, you will have moist, stagnant air, with no ventilation. Mold city, and rot over time. Seen it on a multi million dollar house in Beechwalk on the island several years ago. Eventually the Sheetrock between floors fell out, and all that plastic had collected water, and the Sheetrock could no longer support the weight of the moisture. Tuened into a big time lawsuit.
