Can be really good or really bad.

I sold a ranch 6 miles south of George west and all the neighbors are management minded and they kill low fence deer in the 160's-high 170's

Few miles further south you are lucky to break out of the 130's

True. My brother owns a ranch 12 miles south of GW. Had it roughly 10 years and I don't think I've ever seen a 4+ year old buck. Camera cards stolen and a maverick blind. Almost 800 acres. Sickening really. Thinking seriously about high fencing but honestly not sure that will solve the problem.

I hunted off of 1359 for many years. There was tons of wildlife and we saw some dang good deer every year. If you are lucky enough to have some decent sized neighbors you'll be in good shape.

Hunt right outside of George West. Good game, lots of turkeys not real big deer.
