Kicking the idea of building a starter home on family land. I'm thinking 20 x 30 living space with a six foot over hang....so basically slab is 26 x 30. Nothing fancy but just one bedroom and one bath, kitchen, utility, and living room. Instead of a dining area I'm wanting a bar per say between the kitchen and living room. In the future this would turn into the deer sausage making area, man cave, poker room, etc. Would anyone who's built a barndo or have any knowledge of building something like this be able to give me a ball park estimate. This would be in Bexar county. Thanks for any info.

Look on line at Ulrich barns, based in Cleburne. They do several Barndominiums on our land sales specials. Not sure if they show schematics but it will give you some ideas maybe? They are really getting popular but the price quoted in another response above is MUCH less than I have seen so maybe it's not a contracted price? The last sale we had featured a 800 square foot "shell" on a slab with roughed in plumbing and electric. All the exterior including metal roof was included for $40K then either you finished it out yourself or had the builder do it at a higher price per sq. foot. This price is at $50/sq/ft. The exterior is all wood...here are some example pics.

We are in the process of building on now. I haven't totaled up what I have in it yet but would say 12-14/sq.ft would be close. We had some framers start but didn't work out, they basically just did the walls. The rest of the work we did ourselves. Hoping to finish painting this weekend and be done with the outside. It is 24x30 with 8x30 porch.

In my business I have found builders will tell you one thing, then you change your plans and costs fluctuate immensely! It all depends if you want the "same" comforts you have at home or can be flexible for less expensive builds. There is a much growing trend, as stated before, for the Barndo builds. The key is to finding a builder who specializes in them and there are more and more doing these type builds. Don't go to a builder who mainly does subdivisions or "communities," seek out thru net searches those who do "country builds." Septic in our North Texas area range from $4-7K depending on traditional or aerobic WHICH is determined by what county you are building in. Wells, all depends on depth and GPM you can be happy with. Our last ranch project was in Hico and wells range from $10-15K again...depending on depth and GPM.
For anyone looking at acreage, be SURE to research well water depths and availability. We have areas west of Granbury that you can't drill and get water?! Sorry for the long response but I live this every day and love seeing those dreams like the OP get done!

I had a barndominium built 4 yrs ago now. 3000' square foot slab with 1560' of living space and rest barn/shed area or porch. My cost of the whole build(less septic and well) was $155,000. This was all metal building 12' eave, 16' center height, spray in foam insulation on the whole building, 5.5" thick slab with a lot of beams/steel(100 yards of concrete), A/C & heat, appliances, granite counter tops, wood cabinets, flooring, pex pipe plumbing, carpeting in half the house, and vinyl laminate wood planking floors in the rest. The barn area was insulated with 2 electric roll up doors and one walk thru door. Also included plywood behind all the walls in the living/dining area to hang mounts anywhere I needed.
Completed slab, metal barn (with all doors and windows) and insulation was just over $55,000. This was about an hour south of San Antonio. The building was a welded build not a bolt together.Last edited by texashunter56; 12-29-2016, 07:30 PM.
