ISO Deer Leases

I'm on the hunt for a couple deer leases. I need one place for a corporate lease, budget is $40k but could go a little more for the right place. I'm also looking for a spot for myself on a lease. I have 4 guys looking also so we could take a whole place, or join an existing group. Budget is $5k, but again, could spend a little more for the right place. Open to anything except east Texas, I'll leave that to the real hunters.
