    Modular home?

    Ok, so I know the difference between a modular and manufactured has MOSTLY to do with the foundation it sits on but I also know that there are quite a bit of construction differences too.
    We are considering a modular and have been looking at several manufacturers. Our BIGGEST sticking point is buying one that DOES NOT resemble a double wide trailer.
    Does anyone have any experience with them? Bought one, build them, can recommend a good modular home builder?
    Our main reason for looking at them is quicker turnaround time from contract to move in and estimated cost saving of 20-25% over a traditional built home. Yes resale is the same because banks view them as a traditional home once it is set in place and on the concrete foundation.

    I don't have any experience with the modular homes but is you decide to go with a double wide look at solitary homes. They don't advertise and their sales lots are owned by the company. They have a nice web sight and shows how they are built.
    My wife and I have one and it really nice on the inside. Where we had ours setup
    didn't need concrete runners so a big saving there. We had skirting added and we used the concrete boards and painted the same color as the double wide . Doesn't look like a double wide at all

      I had a Modular home built and I wouldn't do it again. Resale is not the same and they are not viewed the same as stick built homes by any banks I could find. It's a glorified mobile home. We built one because we couldn't afford a stick built and didn't want to wait a long time to move in as we had already sold our home. It's nice enough but it's cheaper for a reason. Once you live in one for a year you'll understand why it's cheaper.

        Who was the builder/manufacturer of your home?
        It's interesting you say it's not viewed like a stick built home by banks when that is one of the selling points......

          Of course that's what the manufacturer will tell you. My sister and bil bought a brand new one and were upside down on it a year later. They simply don't have the same value.

            They are just a glorified trailer house. Bad investment. Nothing wrong with a trailer house as long as you know that is what your getting, heck I would trade my custom home on a couple acres for a trailer house on a big chunk of land any day, but I would know going in what I'm paying for.

              It just depends on your priorities. I prefer more land vs an expensive house but that's just me.

                Here is how I look at it. I bought a little over 2600 sq ft Solitaire 4 years ago for $125000. Same size site built house would have cost over $250000 (yes, I got 2 bids from builders), so I saved at least $125000 up front. This paid for my 11 acres and then some. My house may depreciate, but my land will appreciate in value at a faster rate than my house depreciates. Additionally, the quality of a Solitaire is NOT the same as any of the other mobile homes I have seen, it is much better built. Not the same as a slab house but no chance of foundation issues on this clay soil either. As with everything there are pros and cons so do your research and choose what works best for you.

                    We are headed to Tyler to look at models Pratt Homes has. They sell/build several of Franklin Homes floor plans. The "quad" models are what we are looking for. They don't look like it could be a trailer home in the least bit. That is what we are aiming for.

                      Pratt is where I bought mine. Had to file through the BBB to get it straight. It's still not like we wanted but I got tired of fighting.

                        Which brand did you buy? It appears they sell several manufacturers or do they actually manufacture some of their own?

                          I honestly don't remember. That was in 2006. I want to say the house or floor plan was called the Pecos for some reason.
