I am about to build a 32x24 simple farmhouse, with a 24x8 covered porch. 2 bedrooms, kitchen, single bath, family room, and utility room. Pier and beam flooring.
I found a company that sells pre-fab metal framed, metal roofed, and metal exterior, that can be dried in for about $32K. Basically, all the requirements I have are covered. This includes detailed structural plans and interior wall frames.
I did an estimate of the lumber costs to build from scratch according to my plan, that covers what is in the pre-fab kit. My WAG is about $11K, for lumber, roofing, siding, paint, nails, and connectors. It does not include windows or doors, which the pre-fab kit does not have.
My wag comes in at $12 per square foot, for my plan to get dry framed, less windows and doors. That seems pretty cheap, and I was using Lowe's prices for everything.
Is my WAG obviously out of line? Don't worry about the costs for anything but getting a frame dried in, less doors and windows. The pier and beam costs are only for lumber, I already have the other material.
The real question I am trying to answer is this: The manufacturer claims their kit can be completed in 30 day, including foundation. With my DIY plan, it would take 30 days for me to complete the pier and beam foundation, before I could even start framing. Given my schedule, it might take me 8+ months to complete my DIY dry-in. If I could complete the pre-fab kit dry-in in 2-3 months, it might be worth the cost.
