    Spring Branch area

    My wife and I are moving to the San Antonio area for my job. My office will be at the intersection of 1604 and 281 so we are considering the north side of San Antonio. After looking at a few houses in Spring Branch, Bulverde, and north San Antonio this past weekend we are leaning towards Spring Branch. In particular, we are looking at the Rivermont neighborhood. We would love to buy more acreage, but we are considering buying an acre lot and building on our lot.

    Does anyone have any experience with the Rivermont area? Anyone recommend a builder? We've been referred to San-Tex homes out of Spring Branch - the owners name is Corby.

    Willing to listen to anyone's advice on the area, builders, etc. Thanks in advance!

    Welcome to San Antonio! I moved my family here in February for my job. The Northwest part of San Antonio is definitely a nice area. We live near 1604 and Helotes area. Short commute to work and a good area to live.

      Thanks man. We had initially looked in NW SA like Boerne and Helotes too, but heard the traffic is heavier coming from that way. Is the traffic not bad going east on 1604?

          Traffic is horrible in all directions on 1604. Its really bad on 281 going north. My buddy lives up near spring branch and it has taken him almost two hours to get from 1604/281 interchange to his apartment. I think he has to go 6-7 miles north. IMO, Boerne is a great place to live, but traffic going west on I10 killed it for me. It gets bad between 4-6 everyday. Same thing for 281 north. and 1604 in both directions. I have a house in New Braunfels and its not bad getting that direction on 35. Some days it takes me 20 minutes from 1604/35 and then the next day it could be 45-60 minutes if there is an accident. most of the time it is 20-30 minutes. I will be selling my house soon also. Bought it new 5 months ago. New Braunfels is another place I'd consider.

            My father hunts just north of there by a few miles and so far we haven't seen any Axis.

              281 going south in the morning and north in the afternoon is going to be a bit rough unless you are willing to leave early going both ways. There were backroads at one point that you could take, but now they are lined with houses and just as busy.If you want something without traffic and don't mind being in town, I would check out Hollywood Park area (right inside 1604). They have good sized lots and mature trees. Alot of the subdivisions outside 1604 slashed and burned the areas and took out alot of the mature oaks.

                  Thanks for all of your advice. I appreciate it. I've heard from a bunch of people that what San Antonio considers bad traffic isn't what we would consider bad traffic (Houston). I currently live in west Katy and commute to the galleria every day; I don't think traffic can get any worse than this!

                  Is anyone familiar with the Rivermont neighborhood in Spring Branch? What are some other neighborhoods in that area that have 1/2-5 acre lots?

                    I live in New Braunfels and my office is right there at 1604 and 281. My hours are 645-415 most days, leaving NB at 610 in the morning. Normally don't hit any traffic coming to work, and seldom any traffic going back home. I go 35 to 1604, takes me about 30 in the am and roughly 35-45 min in the afternoon.

                      Welcome! I live north of 1604 off 281 as well, but I drive north of Canyon Lake every day. So we will be passing each other every day! What I can tell you about that part of northwestern Comal County is there are a **** ton of unmarked neighborhoods tucked back into the cedars off the road. I have been driving north of the lake for the last 10 years and I find a new neighborhood I didn't know existed pretty regularly. So I would highly suggest a real estate agent that will help you find those "hidden" neighborhoods. I have a good agent that has an search for me cause we are trying to find a lot in that part of the County. So when I get an update, I map it and "crap" that neighborhood is off this county road north of 306!!! When I moved here 10 years ago, I wish I would have used an agent cause my internet searches didn't find 1% of what neighborhoods/developments that are available. Just some 2 cents from someone that made the move up here 10 yrs ago. Good luck! and Welcome!

                        I've driven from the 46/281 area to 281/Bitters for over 5 years now. It took me 2 hours once and that was due to a major accident. My typical morning drive is about 40-45 minutes and getting home takes 30. It doesn't bother me one bit. I love this area. It is, however, growing up fast!

                        It's all relative. I left Houston to come here as well. When you hit the hills close to home, you'll forget about the "traffic".
