    Land Question-Nature Conservancy Easement

    I saw a well-priced piece of property a few days ago and because of the price, it piqued my interest. Further investigation showed that it was under a Nature Conservancy.

    Can someone, who actually knows, fill me in on what this means exactly? I know that you cannot subdivide the acreage, but can you improve it? Can you clear woods for pasture? Can you build lakes? Can you plant grass or crops? Can you underbrush? Can you build permanent structures? I've looked for some info on the interweb, but I'm not having much luck getting specific answers.

    I'm sure one of you land guys know what this means, so any accurate info would be greatly appreciated.

    The Nature Conservancy works to establish local groups that can protect land. TNC works with landowners, communities, cooperatives and businesses to establish local groups that can protect land. Some of the main tools used to achieve these goals include land trusts, conservation easements, private reserves and incentives.

        I think you have to have designated pad sight reserved not to be larger then 5 acres. At least that is how I understand the Water conservation easement. So the owner who signed the easement may or may not have requested the pad sight. If not then you would be a SOL.
