In my experience, once a house has foundation problems, there is a very good chance that some time down the road, maybe 1 year or 10 years, that house will have foundation problems again.
If you think you are going to proceed forward with the purchase, then make the seller pay for the repairs, per your engineer specifications.
Very risky buying a house with foundation problems that have yet to be repaired.
I have been involved with multiple litigation cases involving these very types of issues. Buyers v. Sellers. Buyers vs. Pier Foundation Co., etc., Buyers v. Foundation Co. not honoring warranty., etc.Last edited by wellingtontx; 09-23-2016, 03:33 PM.

If you ever decide to sell it you might eat the cost of repairs at some point if the buyers have it inspected and find the same issues. If you can get the sellers to pay for the cost of having it leveled before you move it can be a good thing.
Most of the reputable companies here in town offer a lifetime warranty for their work. This could be a good thing if this is a common problem in your area as others have said.

Check for out level doors, shaved or hardware redone. Also check windows open and close also check frieze board rotation at the too of the bricks. I would be Leary of house with previous repairs. I have 30 plus years in the engineering business I'm not an engineer but have seen a lot of issues over the years

Bought a house in setx that had slab repairs due to settling. House was built in 74. I have a few interior crack around windows/doors, house shows no signs of being structurally unsound and the engineer told me it was normal
For a house this old to experienced the minor settling this house has seen. I guess it's all in what you want and if the seller will help pay for the repairs

13 isn't a lot for your size house. I had foundation repairs done several years ago and haven't had or seen any issues since. I think I had 12 piers done. The scary part is when they start to level you hear your home go snap crackle & pop. If windows, pipes or tiles break during the process the foundation company isn't liable to make repairs. Luckily I didn't have any of these issues.
Like someone else said earlier, eventually you will have foundation issues living in north Texas.
