    Timeshare

Anyone have a timeshare, specifically with RCI?

Went to Colorado a few weeks ago with my Aunt's time share and my wife and I are really considering purchasing one. We've found a pretty good deal on a timeshare second hand at the same lodge and maintenance fees are less than what we would spend on a weeks rental.

Any advice good, bad or otherwise on timeshare ownership? Have you traded through RCI and how was your experience? (keep in mind the timeshare is a fraction of the cost of a "new" timeshare)

I'll bet 9 out of 10 will say run away from a time share.

You are probably right. My parents have a time share and love it.

I hear that many times as well, but if "maintenance fees" are less, sometimes much less than what a 7 nights stay would cost why would it be a bad deal?

My parents also have one. We enjoy it a little more as they are getting a little bit older. We have gone through the high pressure sales just for the perks they give. I believe next year we will get one since we should have a little more time. There are a few different companies that offer something similar and most share hotels, just go with the company that promises more bang for your buck.

Are you bound to that single location?

RUN, RUN, RUN!!! Have you considered what your "purchase" price cost and the equivalent number of years you can just rent from someone who fell victim to the timeshare scam???

You can rent any place the timeshare goes and not limited to "that" week you have designated, etc.

What about buying a timeshare on a hunting property?

Depends on what a 'bad deal' is in your situation. My sister has one- they pay several thousand a year in fees. You are restricted to RCI resorts and schedules. Prime weeks are often very hard to get. If for some reason you don't use your time- you still pay the fees. They don't appreciate like real estate. Basically- your locked into that property chain. I don't see any advantage over just renting where you want to go.

Just to give you a little more background. NEVER buy a timeshare from the company, there are TONS on the used market that you can buy from individuals looking to get out of their timeshares.

For example, I'm currently contemplating on purchasing on for the summer time (June-Sept) in Avon Colorado, 1 bedroom, 1 bath for $75 including closing costs. Maintenance fees are $450/yr.

Still a bad deal for a 7 night stay?

Actually through RCI (timeshare company) you can trade your week to other properties around the country and even the world. They have a few properties in Europe, Hawaii, Alaska etc...

About 30 years ago I bought one. We still use it to this day. In my case it is cheaper than renting the places that we go BUT we bought one that is highly desirable and has a lot of trade value. Might not be for everyone but it works for us. We already have two condos book for next July in the lovely Florida Panhandle.

How does the price compare to Air BNB or VRBO for a similar sized house? My brothers have a timeshare in Vail and they love it.

Just looked this up, never heard of it. Similar homes were $90-110/night so at least $630+tax for 7 nights vs $450 including tax on the timeshare.

You will have RCI membership fees and if you trade the condo transfer fees.
