    Property in Colorado vs New Mexico

    Buying land in Colorado or New Mexico. For those who own land there now any second thoughts as far a rules and regs you have to put up with or is all good to go. Rec property Red River, Eagles Nest vs Cripple Creek, Florissant?

      Lazyman, I have read lots of hunting rules and regs. You have to be permanent res to avoid non-res license fees and there are lots of limited hunt areas. Thought someone on the TBH might already have experienced some private land ownership and give us a heads-up.

        If you choose to become a permanent citizen there are you then subject to state income taxes as well?

          As a resident, in CO you can buy OTC Elk/Deer/Lion/Turkey/Pronghorn tags for cheap as hell..

          In NM you can't (maybe Lion/Turkey, not sure)

          From a hunting stand point, I would consider AZ before NM

            You would have to continuously domicile your place for six month's to qualify for residency in NM. Being military would also be a way to qualify.

              I have lived in both AZ and NM. I'm curious to know the advantage AZ has over NM as far as hunting goes?
              AZ has a population of almost 7 million. They have around 26k elk tags.

                Colorado would be my choice. It is the 9th lowest property tax state. Over the years it adds up in your total cost of ownership.

                Plus you can build a greenhouse and grow your own medicine... Just kidding but with the taxes they are getting off of legalizing, it's not likely that they will be increasing your taxes soon.

                    I lived in CO. Great weather, hunting, fishing, weather, and hunting costs. Work took me back to TX but I'll be back to CO someday. IMO CO over NM.

                      We picked Colorado, and would do it again.

                      I have to deal with New Mexico every year for licensing and a few other things, and they simply don't realize or appreciate what non residents bring to their state.

                      If a state can be an butthole, New Mexico is one....

                        We bought property in Colorado several years ago and really love it. It is north of Dolores and on the Dolores River. I can say that we will be retiring there within the next few years. They do have state taxes but they tax your retirement check very little. We will keep property in Texas as well. Dont know if this will help.

                          I moved to Co two years ago, and have a cabin in Teller County, north of cripple creek about 20 miles in Divide. My only advice is do your research in THAT specific county. For example - Park County is absolutely gorgeous and there is great hunting there... however, if you buy land that doesnt already have a driveway grandfathered in - good luck! Getting a driveway permit required engineers drawings and it has to be put in by a professional. You cant just put a blade on the Farmall and push a driveway in on your own. It has to have road base, it has to be graded a certain way, etc. I looked at some property and then found out a driveway was going to cost me more than the property. Just keep your eye out for some nuiances like that. There are also some unique financing issues - if it is an off the grid-cabin, even with catch water and solar electricity... you likely wont find financing.

                            My elk tag is $49 as a resident... I paid anywhere from 400 to nearly 600 over the years when I was a Tx resident!

                              Good info right there, looking in Teller County at a few right now and will definitely check this driveway deal out.
