We have a Briggs and Stratton 993cc 20kW home generator with an automatic transfer switch installed. It has the commercial Vanguard engine and ours runs off of propane. It starts up once a week and runs for15 mins to keep battery charged etc. We have only lived in our home for 2 years but it has been very dependable and has no issues running the entire house. I havent had to use it long term so i'm not sure of propane usage. I definitely recommend an automatic transfer switch in case you are out of town when a bad outage occurs. It will save everything in your freezers. I believe ours was 6-7k for everything installed.

It is about the hours it has run. You will get a service policy when you buy it and they will handle oil changes. I think ours is for 3 years.
We got a 14K Kohler and it runs everything including a temperature controlled garage and garage apt. (3500 square feet)

Like He said above it depends on the hrs it has ran. The oil is extremely easy to change on mine. I do the service on mine myself. I've had to replace the battery last month after 2 years. If I had bought a better battery to begin with i'm sure it would have lasted longer.
