Any roofers in the Temple area have a few minutes free today or Friday?

Working on my rent house, renters scheduled to move in Saturday. I'm getting carpet installed this morning and as I walked through the dining room area working on another project, I noticed some damaged paint on a wall. Looked like a blister, and I immediately knew what happened. We had a leak here before, it's where a plumbing vent exits the roof. It has ruined the paneling on this wall previously, so it's now drywall....hopefully I don't have to replace that as well. I patched the roof with tar and it's been doing fine for several months, even with all the rain we have gotten, but I guess last night's storm was worse. The house is nearly due for a new roof, but it's not in the budget at the moment, was wondering if wet had a TBH brother who had a few minutes to come by and take a look.

    Thanks in advance.

Probably just a deteriorated rubber pipe boot. They dryrot and crack and leak after 5 years or so. Get a new once at Lowes for $5-6. If you can get on the roof and tar it you can change this out no problem.

Had a guy come out and look at it. Lots of hail damage, and some deteriorated decking. Insurance coming to look at it next week. Fingers crossed.

It's not a deteriorated rubber boot.....No rubber there, it's lead. I'm thinking the big portable was just that last night's storm was pretty crazy, lots of wind, print blue water up under the shingles.

          Who is your insurance through?

Farmers. My biggest concern is the age of the roof, they probably won't give me much for it, since the roof is older anyway.

I'm praying for a healthy hail storm in the Temple/Academy area. We keep getting skirted

Normally roofing is insured for cost replacement right?

I know my old house the roof was insured for cash value but that was through TWIA

Mine is atrial cash value if it's more than 15 years old. I have no idea how old it is, so I'm at the mercy of the adjuster. Last time I had them out for hail damage, when everyone on my block got a new roof......they said I didn't have damage.
