    Land value questions

    Hey Everyone

    I just got a couple questions maybe you guys could help me fill in the holes. I have a friend of the family that has some land out in east texas. they have about 32ac.

    I was looking to make an offer on their place but i'm trying to figure out a fair value. here's where i run into a problem. of the 32acs. 25acs. of it is swamp and about 95% of that has standing water on it year round. These last 2 year all of the 25acs had about 4-5ft of water covering it. The other 7ac is dry but it has two unlivable trailer homes on it.

    What is a fair price for swamp land, and does anyone know how much it cost to remove old trailers?

    check the county appraised value. may have to get it privately appraised.

      My brother bought a place with a trashed single wide. He put it for free on craigslist and someone took it for scrap metal.

            East Texas is a broad area, specific location will determine a better value (not the GPS coordinates but a county or the nearest town)

            ie not all counties are the same and not all locations within a county are the same either.

              Ditto what BTLowry said. Angelina county is three times the price of Hardin county.

                If in Hardin county I would look to the range of 3500 an acre for swampy land. My property is in Liberty county and doesn't flood. It is valued around 8-10k.

                  With only 7 acres dry i would say in the 1800-2800 range. i personally wouldnt pay more than 3 for it.

                  Location would help as said above.

                  It crazy to see these places popping up around us in smith county and people are asking 6-8k an acre is just ridiculous.

                    Depends on the individual property. The dry 7 acres could make the avg price per acre of the entire place skyrocket.

                      Hello guys it's in Leon county near the trinity.

                      I just found out that cut part of it up and there is only 2.5acs dry and 29.5 wet

                        My 40 acre place in Starville is planted in 15 year old IP super trees! If those are the going prices I will put it up for sale tomorrow. LaGrange or the hill country here I come!!! (Oops, my wife said Eagle County, Colorado)

                              I paid 2k an acre in winnsboro. Bought 55 acres...I think I might have stumbled on a really good deal. Lots of pine and red oak.
