So i know we have some good realtors on here that can help find me a good piece of property. But before i do that i want to figure some things out. So i found a perfect property on landwatch.com but i dont know if it would be better to just contact the realtor that the site gives u for that property, or get with another realtor and tell them about the property. Any help is appreciated. Thanks

There is really no advantage to representing yourself unless you just want to. The realtor that the property is listed with, is going to just take the entire commission if you represent yourself. If you get a realtor to represent you then your realtor will get 1/2 the commission.
I have bought and sold property myself, and personally I would get an agent in this situation. If it was FSBO that is a different story in my opinion.

If you contact the listing agent when you settle on a settle on a price see if he will cut his commission. A typical home listing will have a 6% commission with 3% to the selling broker. If the listing broker is also the selling broker they get all 6% so sometimes they will discount the 3%. Hope that makes sense .

Whats the first thing that people mention when a realtor is involved......"get them to cut their commission". LOL.
I wish we could do this with doctors, dentists, lawyers, accountants, yard maintenance, utility companies, IRS, state and local taxes, heck everybody need to be "cutting their commission".
I'm not a realtor, but dang they have a tough go at it.
Personally I would get a realtor to represent me in the negotiations with the other party. And I would not ask any side to "cut their commission"

Get a realtor to represent you. It wont cost a dime to you and it was a huge help for us.
Chance earned his commission on our place.

I bought land by contacting the listing broker and representing myself.
Buying land is substantially easier than buying a home....you just have to have the cash for a down payment or payment in full.
I never met or even spoke on the phone with the broker.
We agreed to a price and handled closing over email.
The owner of the property is setting the price and approving of any negotiations so its not like the broker is out to get you. They wanted to flip the property as fast as possible and they were very efficient and organized at doing it.

Get a broker to represent you. The selling broker will get half of the commission and you get someone to look out for you. I could have dealt directly with the sellers broker and down the road...I would have gotten the big screw. Give the land a good go over and have it surveyed. With a broker on my side, I was able to get back $1000 from seller because of debris and hazardous ballasts( old leaky light fixtures) that were left on the land I bought in Harper. Without him negotiating that for me, I doubt I would have ever gotten that $ back.
