    Coleman County Lease

    I came across this lease and have spoke with the owner a couple times. We couldn't come to terms due to no guest (Wife - that don't hunt but my want to tag along, and 1 grandson that only hunts 1 weekend a year if that) rule so I figured I'd pass it along for those that need a place.

    Here is what I know and all I know.

    - 550 acres
    - 6 hunters max.
    - No guest (Not even the wife, girlfriend, boyfriend, kid, grandkid...etc...)
    - No electric or water (Has electric pole and you can get it turned on in your name). Discuss with the owner as I am not him.
    - $12,000 half due March 1 the other half due Oct 1 at which time you have to turn a list of hunters into the owner before they can enter the property.
    - You can only be on the property from Oct 1 through December 31
    - Must use the sign in/out log provided by the owner
    - Located on the Colorado River on 503 between Doole and Voss
    - The owner runs cattle on the property
    - The Ranch Hand hunts on the place but will not interfere with the hunters
    - The hunters must lock the gate after they enter or leave the property
    - This is a year to year lease (No long term contract)
    - Property has Whitetail, Axis, Quail, and Turkey

    This is all I know. I hope that it helps someone out. As for me and my buddies (4 - 6) we are searching in Gillespie County mainly but will consider all other Hill Country counties. Thanks for any and all help and good luck.

    Pretty rough deal there. Wants the $$ from hunters but doesn't want hunters. I would bet he is a large pain in the rear.

      His land his rules...but I'll bet he finds some one to lease it!

        That's a lot of money to not be able to spring turkey hunt and axis hunt during the off season, plus have a ranch hand running around killing stuff

            I figured that its his land and he can do what he wants with it. I tried to talk him out of that rule but he is stuck on it and will not budge. There are those that want to hunt alone and I am not one of them. I enjoy watching my grandson hunt at 11 years old. As I am sure that he will enjoy his son/grandkids one day. I also know that if momma is not happy then no one (me and the 2 dogs) in our household will be happy. Therefore if she isn't invited than neither is my money or me. Hope whoever gets this place enjoys it. I will move along now.

              Take the $12k and put it down on your own land!


              Sounds like a huge mess but it is his rules.

I have only let him shoot one doe and one buck in the last two years. We don't kill everything and keep a very clean camp. Hated to lose our Doss lease.

                    you open to leasing any spots on your land? To a military guy and his family lol its rough trying to find a place

                      Talked to alot of land owners lately that won't allow no body but the paid hunter to hunt or be in camp including wives or kids, what's the point in hunting if you can't spend it with your family and teaching your children that's there's more to life then video games.

                        The ranch hand gets to hunt but won't interfere is code for he will shoot all the deer when you are not there!

                          Looked at a lease once that was everything we were looking for. Only kicker he threw on us at the end was no guests. Shook his hand and went on looking for another lease. It works for a few, but definitely not us.

                            I agree with you about having family around but as a landowner some people just cant follow simple rules. We leased a place last year to 3 hunters and were ok with family coming up. We did a surprise visit and were blown away when we got there. The 3 hunters were there with 9 friends. Pop ups were set up everywhere. They got booted and the new group this year has to ask before bringing any guests.

                              The cattle guy hunting is the biggest red flag.. Plus wanting $21 an acre for a Season only lease instead of a yearly lease. He will get it. That is the nature of the beast, but he will have to relist it the following year, and the following year etc.. So many red flags in there its bleeding
