    Conservation Easement Program

Anybody have any experience selling the NRCS a conservation easement? Curious as to what your experience was dealing with them and how much flexibility a conservation easement allows you in brush manipulation and day to day management of your ranch.

I stay away from anything that smells like guv help. Most guidelines are developed at a desk in DC.

Conservation easements render property basically useless. They hinder just about any and everything you can do to a property from now til eternity.

It's basically like owning your own park that you can't do anything with.

I've explored conservation easements and know enough that painting them all in a broad stroke like the above poster did is completely inaccurate.
The holder of the easement and the terms vary greatly.
Most that I've seen through conservancy groups have no impact in the day to day use of the land. They simply limit or prohibit major natural resources removal or land development. They are for people who love their land and want to see it kept in its current form in perpetuity.

Sounds like your experience with them and my experience are totally opposite.

              ^^^ THIS ^^^

And I've never seen land that stays the same. Fences need repair. Erosion control needs repair. Roads need repair. Underbrush needs management, or you get Bastrop fire kind of conditions.

VCC, Which easement program are you referring to? There's one for wetlands, grassland, and cropland, etc. You can PM me if needed. I work for the agency, as well as am a 6th generation landowner. Would love to talk with you further if you have any questions.
