    Land Buying Question

    If you were looking to purchase land in the counties shown below and your criteria were 1) good deer population numbers and 2) scenic terrain, which TWO COUNTIES OUT OF THE FOLLOWING would be at the top of your list?

    Comanche
    Brown
    Coleman
    Eastland
    Callahan
    Shackleford
    Stephens
    Palo Pinto

    For numbers, I would say either Coleman or Brown, but there isn't much in the way of scenic terrain. We own 130 acres in Callahan County and have some nice deer (see below), but not a ton of deer.

      Coleman hands down... closer to lake Ivie the better

          very nice bucks you have there!

          I'm on the Callahan/Brown county line right now just south of Cross Plains and the deer numbers are pretty low.

              Shackleford would be WAY at the top of that list and then I would probably go to Brown County after that

              Now if I was bringing the investment side of things into the picture Shackleford would still be up at the top along with Stephens (and I would throw Throckmorton and Baylor Counties in the mix as well)

              The Metroplex is moving this way and the land values are rising swiftly as it does

              I would give anything to have the funds to purchase some land in Throckmorton right now while it is still at $1,300-$1,500/acre

                Where are you on the Brown/Callahan line? Our place is about 12 miles from Cross Plains and the deer numbers are usually pretty good.

                  i own a place in the southeast corner of coleman county within a stones throw of lake ivie and on most sits we average 12-15 deer a sit. big population of deer just not many in the 130-140 class

                      Shackleford - BY FAR!

                      Hunted a lot growing up Shackleford Co. and it is beautiful out there. Have some big deer running around as well. Where we were, we had good dove, quail and hog numbers too. Pics below are from Shackleford. Good Luck!

                              We own 100 in Stephens county, beautiful piece of property, but the deer numbers are on the low side. We do have 3 really good bucks on camera this year, but they are all nocturnal. Drive is nice too, 1 1/2 hours from Fort Worth
