A few years ago I started using "Montana Pitch Blend" - a mixture of pine pitch, mink oil and beeswax. It works really well - I not only put it on my boots, but all kinds of leather goods.

Think I got mine at Tractor Supply or Atwoods. Took me awhile to find some also.
