Best resource to explore Ag exemption for my property

    I constantly kept hearing "Get a lawyer."

    They don't even have probate "applications" in that place.

    But a sweet old lady whispered to me how I could find what I needed online.

    Guess the ones I talked to in Smith county are nice because they have been very helpful

    Sounds like bees might be something worth looking in to

    If you know that you qualify you are on the right track already

    I know in Smith county you have to have land in ag use for like 5of previous 7 years before they will grant ag valuation
    Not saying you have to operate it in ag, just have to show it was used

    For example, we bought 11ac that joins us around first of year. Previous owner had no ag valuation. All timber so I had a forestry guy come out and do a management plan. Applied for and was granted timber valuation based on plan and fact timber had been growing for years

    I will have to do some looking
    Guy's name was John, TBH member with screen name that had eagles in it
    I bet he could help you out too
    Money I paid him was a fraction of what I saved

      I know I don't qualify for Ag but I do qualify for timber as I've planted 1,000 pine already and adding more (basically same option that you took).
      I didn't know about the bees for Ag. I'm going to plant two dozen fruit trees tomorrow so I may as well leave a bee hive out there as well to help the fruit trees and also get that Ag exemption.
      I'm up in Harrison county.
      But also dealing with Harris and Montgomery counties they let it be known that they can't give you advice because of the legalities involved.

          The 10 ac. limit was just instituted a year or two ago I think ( based on my son's situation ). It is my opinion that the state will be looking at larger acreage in the future in order to gain more revenue. It's all about the money ! I am still on timber with both my properties, but the 75 ac. where I live may go down the tubes next. I have been unable to harvest any timber in several years here due to the drought. I lost about 75% of my hardwood timber in 2011/2012 and the pines haven't grown much. Thinking about clear cutting and planting back, but I haven't decided yet.

            Looks like you can get a ag exemption from bees in texas with as little as 5 acres up to 20.

            Plus you can probably get someone else to tend the bees on a 50/50 deal and you don't have to mess with them.


            I wonder if that will get me going?
            I figure invest $200 in some bees and save at least $2,000 on my taxes every year (which are due right now by the way)

                  These are a expensive initial investment but it's what I'd go with if I was going to do it.

                      I was wondering when we were going to here about the new ranch. Sunset Acres ain't gonna work for a name, you gonna be working way past dark with the "honeydo" list that place will carry.

                      I'd like to get me an entrance gate with a flying "M" on it for our place. Time fly's when you're having fun!

                        Ain't no "honeydo List" it's a dang book!! We're pretty excited! Takin' stuff out there every other day or so.... Official move likely weekend of 24th... (Unless I can get a kitchen pass to go to Del Rio...)

                              Bees wouldn't be my first choice but if that's what it takes, I'm game. $12k per year in taxes is a hard pill to swallow.
