    Any Sherman TX/Colbert, OK folks here?

    My husband and I may be looking to buy some land as close as possible to Sherman, TX in the near future. We presently own a ranch in Pontotoc County, OK but have been ministering in Sherman. This may become a long term situation for us so we are considering buying a second home in that area with a little land (10-20 acres). It looks like Colbert is probably the closest we can get without moving out of state, and while we would love to move back to Texas, we also know we can get more land for the $ in OK. Does anybody here lease or own in that area that can tell us what areas are good or which ones to avoid? I know there are parts of southeastern OK that can be pretty rough. We are not needing land to hunt on since we have the ranch up here, but would like to live out in the country, yet be close enough to drive to church when the weather turns bad. Also, are there any bridges across the Red River in that area, besides the one on 75? Thanks for any advice or suggestions anyone has to offer!

    There's the Willis Bridge going across the lake on 377 (N. of Whitesboro). Let me reach out to my contacts. It may take some work if you have to be in OK but I should be able to help in some fashion.

        While on topic of this area, how is the best way to find a lease up here near Durant?

        Looking mainly for hogs, but want to hunt deer as well.

          Thanks Grayson! We're hoping to find something within 20-25 minutes of Sherman.

          Jmh05- are you on Facebook? If so, there is an Oklahoma Livestock and Ranch Swap page where folks sometimes advertise land for lease.

            I live just outside Colbert and have lived here my whole life. If you find land you like around here let me know and I can probably tell you what kind of neighbors you will have. There is 91 that goes over the dam but a bridge is washed out from the flood and won't be open till next year and there is another bridge just south of Hendrix Ok east of Colbert and is called the carpenter's bluff bridge. They are going to be replacing that bridge here in the next couple of years now that they have the land secured to build the new bridge.

            Jmh05 I would recommend hitting some of the local hangout of the local farmers. Every small town around here has a spot they like to meet up and have coffee at. If they don't have a spot you can hunt I will bet they will have some ideas of other farmers and ranchers who would let you hunt.

              Thanks Horn chaser! How far out of Colbert does one have to drive to get into a more rural area? All we've seen so far is what we can see from the from the highway.

                    He nailed it there. Colbert is not very big at all. 75 wraps around it on the west and north side. Going west from 75 you are in rural country very quickly. If you go east from 75 you are getting into rural country after about a mile. Just an example for you time wise I live 7 miles east of Colbert almost to Achille and it takes me roughly 30 minutes to get to Sherman Walmart where I work. If you want rural and easy access to Sherman/Denison and a good quite peaceful surroundings I would look from Colbert to Achille and south to the Hendrix area. From there you can get to Sherman/Denison via two different routes. You could also look along River road south of Colbert. That area has sod farmers and cattle operations. I wouldn't be surprised if there are some properties that have a good view of the river available. On river road you can hop on 75 and not have to drive through Colbert. I hope I have given you some useful information here.
