    County permit question

    We are gonna build a shop soon. The county requires a permit and it to be built up 4', just like my house. This is ridiculous because my house is too high and this will be a shop so I won't have flood insurance. My question is, if we didn't get the permit and just built it to what I want, what could the repercussions be? Fine? Can they stop the work? Take me to court? I think it would be cheaper just to pay the fine then build up 4'. I already called my insurance and they said it doesn't matter if we build up, they would cover it, all except for a flood.

    I'd build it on the ground, put some clips at four feet up and say I'm putting in a finished floor later at that level.

    And by later I mean never.

                If you have to permitt that shop and you don't. The county will make you stop construction at the phase you are at. The fine will be the cheapest part of what they can do but I will say I'm not familiar with the codes in your area. Better check it out first than waste a lot of money redoing what they require. They might make an exception if you talk to them.

                  for example, I have two lofts in my 40x60, which is also metal, but the loft floors are plywood.


                  They are 14 feet above the 100 year flood plain.

                    My county has them but dosent enforce them......the reason they do it is so they have a heads up on upgrades to your property to increase your taxes.....I would just build it.
