    A Few Questions About "Barndominiums"

    We are looking into building one of these Barndominuums.

    If you don't know what they are, click HERE

    Anyways, my wife and I are trying to get a little more information on it. I know several folks on here have recently done their own builds. We're still in the early planning stages at this point. Just looking for information.

    Cost is the main thing. Looking for a ballpark figure on price per sq. ft.

    What about financing? How difficult is it to finance a building like this as opposed to a "traditional" style home?

    Do yall have any suggestions for builders (more than likely it will be in Montgomery or Walker county)

    Anything else we should know or take into consideration? Any advice?


    Resale value isn't much of a concern because this will more than likely be the last house we buy.

      I've looked into some of this too and I know there are many here that have built them but the cost is in the details. It obviously varies by square footage size, location (remoteness) build out features, etc. Prep for slab...cleared or needing to be leveled? Interior build out...wood or metal frame? Utilities...water and electric?

      Who is doing what? Are you going to hire a contractor or act as your own sub-contractor? Can you do some of the finish yourself and save $? Lots of variables and I have seen "verbal" quotes anywhere from $40 sq ft buildout to $100 sq ft.

        Check out www.tcbuilderstexas.com Wife and I are are looking at doing the same thing in the near future. These guys have contact info for financing. $65 sq ft starting price for finish outs.

              We are in the process of building one in Lee County. The first thing we learned
              is that your cant take a regular house plan and expect to put it under a metal building. It took a while but our builder was able to make what we wanted work. It appears that financing is easier than what it use to be. There are a lot more out so it is easier to get comps. It is my understanding that the inability to find comps is what caused the finance probs in the beginning. I talked with Prosperity Bank in Georgetown and they have done quite a few. The other thing we figured out is that it is not that much cheaper to build a barndominium vs. a regular house. The preliminary bid came in around $68 a sq foot for ~3600 sp ft under roof. 1746 living area, 1296 shop plus 564 in porches.

                  $68 a sq foot ain't bad!!! It may take you double that to get in a custom home

                  One thing I've read is your energy and insurance are both less.

                  My next home will be a barndomonium I finish out, I hope this thread stays alive

                    Ike, you and Matti are welcome to come by and look at ours for ideas on build out. Our price per sf was pretty low due to a bad economy(2009) and lots of builders and craftsmen looking for work. Ours ran around $50/SF. My concrete and metal man lives down the road, I'll hook you up with his info.

                        I have a friend who built one and in our are could only get financed through Capital Farm Credit. They will accept comps that other lenders won't. But from what I understand they are top notch.
