    Bought my first piece of land!!

    Hunted my cousins place on Hersey Ranch near Ozona a few times the past two years and was able to take a mule and a white tail. He bought it with two long-time buddies 15 years ago. Since then, they added a nice cabin with electricity, full bath, kitchen and bunk room that sleeps six. They also added a nice storage with three rifle and three bow stands.

    Just my luck one buddy decided to sell and his share was offered to me at a price I could not pass up. Finished the deal this week and cannot wait to return to the place as a co-owner rather than just a visitor!

                        100 acres on Hersey Ranch-hunting ranch so it is perfect for what I want. Way too many mule does to count and a good population of mule bucks. I have passed on some nice six and eight point mules because I felt guilty as a visitor to take such nice animals. My cousin and the other owner only go there a few times during the season so it is not over-used. Although some folks live on their tracts, ours is hunting only, which is nice.

                        There is a high fence portion a couple of miles down the road and those monster mules have been known to escape. 95% of the tract owners do not fence so the animals are all free roaming besides the high fence place. Cousin has taken an Aoudad as well as a Corsicana ram-basically, you never know what you are going to see out there.

                        Most whitetail are pushed off by the muley's, but my cousin has taken a big six or nice 8 almost every year over the past 15. He has also taken a couple of ten's so you just never know. I have only seen one pig there and no signs of them last week when I visited the place, so that is a good thing. The property has two large man-made water tanks that are now filled due to all the rain. Additionally, there are a couple of cattle tanks with water catch features. Quail and dove are pretty abundant, but only a small number of folks hunt them.

                        The best part is I became good friends with another tract owner whom also has 100 acres across the road at another ranch that is mostly white tail. I have been after a huge 10 and awesome 12 the past couple of years and have taken does for that table food! So, I bought into a place with nice muley's and some WT and am able to hunt across the street for nice WT. All this and purchased at half of current appraisal due to being family, proving I am willing to work and take care of the place as well as improve it and also because the seller still made a good profit from the $40k they paid 15 years ago.

                        Plans are in the works to extend the house by adding two more bunk rooms so each owner has his own room and extend the covered parking to avoid the storms (got caught in ping pong size hail in my new 2500 Ram a couple of weeks ago!).
